V&A Waterfront unveils “The Bower”, its first Later-Living Community at the water’s edge

The Life Rights development brings concierge support, upmarket dining, wellness services and discreet care into a hospitality-led community designed for independent later living.
25 August 2026. The V&A Waterfront has announced its first later-living offering, The Bower, a 147-unit, hospitality-led community that forms part of Phase 1 of the Granger Bay development. The Bower is designed to support independent living and meet residents’ needs as they evolve, with access to wellness staff, a lifestyle manager and amenities ranging from a restaurant to a gym and wellness centre.
Positioned on Breakwater Boulevard alongside the InterContinental Table Bay Cape Town, The Bower includes one-, two- and three-bedroom apartments with direct outdoor access, all operating on a Life Rights model that gives residents lifetime occupation without the responsibilities of traditional home ownership.
The development is a short walk from Victoria Wharf Shopping Centre, the Cape Town EDITION, coastline walking route and the Silo District’s Zeitz MOCAA.
The Bower has been designed by international architectural firm KPF, with a specialist healthcare partner providing on-site primary care, 24-hour nursing and a 14-unit memory care centre. Its hospitality-led model brings together concierge support, curated services, wellness and care in a setting designed to feel more like a boutique residential community than a traditional retirement development.
The Bower website, www.thebowerwaterfront.co.za, is now live, ahead of apartment sales opening to the public on 28 August 2026. The apartments are expected to be ready for occupation in February 2028.

The Vision
V&A Waterfront CEO Graham Wood says The Bower is the neighbourhood’s response to strong demand for luxury later living on the Atlantic seaboard. “It reflects our confidence in Cape Town’s later-living opportunity, and our belief that ageing well should be supported by service, choice and a strong sense of place,” says Wood.
“We have built The Bower around the qualities people value in hotel life — service, warmth and choice — while creating a residential community that allows people to remain independent and connected.”
The architecture
The Bower is a V-shaped building that encloses a communal garden, giving every residence a private outlook while keeping the wider community connected.
Terracing on the building’s southern edge steps back to preserve the InterContinental Table Bay Cape Town hotel’s ocean view, while opening wider views for end units.
Sloped rooflines reference the working harbour’s maritime heritage, and a subtle pattern imprinted into the slab edges throughout The Bower references the strelitzia, the protea and Cape Town’s kelp forests.
“Every decision was shaped by how residents experience the ocean, the mountain and each other,” says V&A Waterfront Development Executive Allan Nenguke. “We designed the building around a communal garden so that every apartment enjoys a private outlook while residents remain connected to the community below.
“Details drawn from Cape Town’s own landscape are worked into the facades themselves, so the building tells the story of its setting.”

The care and lifestyle model
The healthcare offering ranges from annual wellness assessments and 24-hour nursing support to managed home-based care, giving residents access to discreet, enabling support as their needs change, without having to leave the community.
Residents of The Bower will have access to a restaurant and private-chef dining, wellness facilities, movement studio and gym, private cinema and library lounge, and a lifestyle manager who curates events and coordinates concierge support.
